An Off-The-Shelf Computerized Maintenance Management System As an Asset Management Platform for Small to Medium Size Municipalities

Asset management (AM) consists of systematic activities and practices through which an organization optimally and sustainably manages its assets and asset systems, and their associated performance, risks and expenditures over their lifecycles for the purpose of achieving the organization's strategic plan. In July 2011, the Town of Yorktown, New York, implemented the Lucity (formerly GBA Master Series) computerized maintenance management system (CMMS) and then modified their CMMS to perform AM analyses in November 2011. The estimated life, probability of failure, consequences of failure, and other asset management data were stored and used to optimize the lifecycle cost of their wastewater assets. Now, as new assets and systems are installed, replaced, or worked on, the CMMS operator can update the asset management data during the maintenance transaction. Yorktown has simply expanded upon the existing data repository capability of its CMMS programs to achieve AM at very little cost to the municipality.
