Getting the Maximum From Maximo
Abstract
The Albuquerque Bernalillo County Water Utility Authority (Water Authority) provides water and sanitary sewer services in the area within and around the City of Albuquerque limits and has a service area population of approximately 550,000. The Authority has established an Asset Management Program to manage its capital infrastructure with the goal of minimizing the total cost of designing, acquiring, operating, maintaining, replacing, and disposing of capital assets while achieving desired service levels. As a key component of the Asset Management Program, the Water Authority resolved to implement a Computerized Maintenance Management System (CMMS) to address such activities as work order management, work history, cost tracking, planning and scheduling of manpower and material resources, asset maintenance prioritization, and condition monitoring. This CMMS implementation is the Water Authority's second such effort in the past decade. The first effort was not seen as a success and prior to the roll-out of the new Maximo CMMS, four different applications were in use including two older versions of Maximo, an in-house application and no application. Maximo 6.2.5 was selected as the Authority-wide application.Development and implementation of a single CMMS that addresses the above concerns while gaining acceptance of five distinct Operation and Maintenance (O&M) branches, allowing for a higher performance organization and providing data required for Asset Management.This paper reviews the process, the pros and cons and the results of one of the O&M branches that implemented Maximo after using an in-house application successfully to document corrective and preventative work efforts for many years.
