Collaborative Project Delivery for the 21st Century: Combining Construction Manager at Risk Implementation with Building Information Modeling
Abstract
The LOTT Clean Water Alliance (LOTT) needed to replace aging primary sedimentation basins at the Budd Inlet Treatment Plant that did not meet modern performance requirements and current seismic codes. Some of the facilities had been in service for more than 60 years. To manage a complex project with challenging site conditions, LOTT selected the Construction Manager at Risk delivery method, known specifically as “General Contractor/Construction Manager” in Washington State. The collaborative design and construction approach allowed LOTT to achieve project objectives. The delivery team used Building Information Modeling to facilitate communication among the owner, design engineer, and constructor. This paper will review the success at achieving the owner's objectives.
