Integrating Your CMMS and Maintenance Management Practices to Improve Efficiency
Abstract
In 2006 the Sacramento Regional County Sanitation District initiated a multi-year business initiative to conduct a comprehensive overhaul of its computerized maintenance management system (CMMS) and maintenance management practices. Completed in 2009, the CMMS was reconfigured to support asset maintenance management principles and simplify asset structure. Assets tracked in Maximo were reduced from 52000 to 12000. Delphi groups were utilized to capture knowledge and decision making criteria in a comprehensive Maintenance Management Manual, a Planning and Scheduling unit was established and performance indicators were developed to monitor maintenance efficiency.Although the initiative was completed recently, it has already generated significant savings in overtime costs, services, and supplies. Additional savings and improved work processes are anticipated going forward. This paper will provide further details on; restructuring the CMMS; developing new maintenance management procedures; the performance indicators identified (including targets); and the lessons learned.
